It really depends on the scope of the project, but the first thing to do is check with the city’s building department to confirm their requirements. If a structure is being removed, a permit will usually be required. Additionally, some demolition projects require an Asbestos Survey to determine if the area contains asbestos. This is a requirement of the California Air Quality Management Board (BAAQMD)

A permit is almost always required for residential demolition in the Bay Area, including tearing down any structure (even garages or large sheds), removing load-bearing walls, or performing structural, electrical, plumbing, or major concrete work. Permits are generally not needed only for very minor, non-structural projects, such as small sheds under 120 square feet, cosmetic interior updates, low fences, or low, unattached decks. Requirements can vary by city, so it’s always best to confirm with your local building department.

We handle permits for swimming pool removals and unpermitted additional dwelling units (ADUs) because we know the Building Department will not require a proposed plan from your building contractor, which we cannot provide. For all other demolition and remodeling projects, it is best to work with your general contractor and/or engineer so they can provide the necessarily documentation for permits.
