  • Interior demolition removes specific parts of a home such as kitchens, bathrooms, flooring, or walls, while keeping the main structure intact for a renovation. Full demolition removes the entire structure so the property can be cleared for new construction.

  • It really depends on the scope of the project, but the first thing to do is check with the city’s building department to confirm their requirements. If a structure is being removed, a permit will usually be required. Additionally, some demolition projects require an Asbestos Survey to determine if the area contains asbestos. This is a requirement of the California Air Quality Management Board (BAAQMD)

  • It depends on the project. A permit is almost always required for residential demolition in the Bay Area, including tearing down any structure (even garages or large sheds), removing load-bearing walls, or performing structural, electrical, plumbing, or major concrete work. Permits are generally not needed only for very minor, non-structural projects, such as small sheds under 120 square feet, cosmetic interior updates, low fences, or low, unattached decks. Requirements can vary by city, so it’s always best to confirm with your local building department.
